My son and his girlfriend are buying a house together.?

Should there be an agreement in case of a break up or some other unforeseen problem. He is providing the money for the down payment, etc. He is worried about bringing this up to his girlfriend, but I think they need to be realistic about protecting their rights. Can anyone please advise.
